Always see the property in person, ideally twice and at different times of day, before paying any token advance.
For a sale, ask for the title deed, latest land tax receipt, encumbrance certificate and possession certificate. Have a lawyer verify them.
Make sure the person selling or renting is the owner, or holds a valid power of attorney from the owner.
Pay by bank transfer or cheque with a written receipt or agreement. Avoid large cash payments.
Sign a rental agreement covering rent, deposit, notice period and maintenance before moving in.

If a listing looks fake or the poster asks for money before a visit, stop contact and let us know.
